These are the dated obligations of running an Alojamento Local in Portugal. For each one: the deadline, what happens if it slips, and what you get inside the platform.

Accommodation bulletin (SIBA)

Deadline
The SIBA bulletin within 3 working days of each foreign guest checking in, EU citizens included, and three more after they leave.
If you miss it
Failing to report is an offence under art. 203.º of Lei n.º 23/2007: the fine is banded by how many bulletins are missing — €100 to €500 for 1 to 10, €200 to €900 for 11 to 50, and €400 to €2,000 for more than 51.
In ALocal
Collect guest details through a secure link and generate the official .DAT file, plus a CSV and PDF register. Uploading it to the UCFE portal stays in your hands.

Civil liability insurance

Deadline
Valid at all times, with an up-to-date certificate on hand.
If you miss it
The minimum insured capital is €75,000 (Portaria n.º 248/2021), and having no valid policy is grounds for cancelling the registration: in February 2026 Lisbon cancelled 6,765 registrations, mostly for a missing certificate.
In ALocal
Record the policy with its certificate attached to the property. ALocal tracks the end date and warns you 30 days before it expires.

INE monthly survey (WebInq)

Deadline
By day 10 of the following month, including months with no guests.
If you miss it
The guest-stay survey is compulsory for the units it covers, and zero-guest months have to be filed too.
In ALocal
The dashboard totals stays, guests and guest-nights for each month and flags the zero months, ready to copy straight into WebInq.

Municipal tourist tax

Deadline
Filed periodically with the council, under its own regulation.
If you miss it
Declaring and remitting to the council is always the host’s duty, even when the booking platform already charged the guest.
In ALocal
Verified rate tables for Lisbon, Porto, Cascais, Albufeira and Portimão, with per-stay calculation, exemptions and night caps. Coverage grows council by council.

Registration, plaque and complaints book

Deadline
Before your first booking, and whenever the property details change.
If you miss it
In an inspection, what counts is being able to show the registration, the insurance and the guest reports without digging through folders.
In ALocal
Six national tasks per property, plus the tourist tax in Lisbon and Porto, with evidence attached and an inspection dossier as a PDF.

Guest identity data

Deadline
Kept only for the retention period you set.
If you miss it
Identity documents living in spreadsheets, email or a phone are personal data you no longer control.
In ALocal
Every identity field is encrypted. At the end of the retention period the guest-identifying files are erased and the proof of the report remains.

Can I try ALocal before paying?

Yes. The free plan lets you create an account, add your first property and read the guides. Pro unlocks the operational checklist, guest intake, SIBA files, evidence storage and inspection packs.

Does ALocal send guest data straight to SIBA?

No. ALocal organizes the data and generates the TXT, CSV and PDF files. You upload them in the official portal yourself, so every submission stays under your control.

Where do my documents and evidence live?

In your workspace, filed by property alongside the task and export history. When an inspector asks, you find the right record without digging through scattered folders.

Is this a substitute for legal advice?

No. ALocal is operational support: it helps you organize obligations and evidence. For anything specific or contested, confirm the interpretation with the relevant authority or a qualified professional.

How do I cancel the Pro subscription?

The subscription is monthly and renews automatically until it is cancelled. You can cancel whenever you like, without contacting support: in Account › Plan and billing, the “Manage automatic billing” button opens the billing portal where the subscription ends. After cancelling there are no further charges and the service stays available until the end of the period already paid for, on the date shown under “Next charge”; from then on the account returns to the free plan, and the data you stored is not deleted.

Can I change my mind after subscribing?

Yes. If you contract as a consumer you have 14 days from the day the contract was concluded to withdraw without giving a reason, under Article 10(1)(a) of Decree-Law 24/2014 of 14 February. When you subscribe we ask you to expressly request that the service begin during those 14 days; if you do and then withdraw, you pay only the part in proportion to what was actually supplied. To withdraw, write to the support address shown in the footer with the subject “Livre resolução”. The details are in the Terms.
